Wondering what’s going up on the corner of 16th Ave. and 4th St. N.W.? It’s called The Sydney and it will bring residential density and new commercial space to the Village. 

Built by Morrison Homes, The Sydney is a six-storey building with 105 residential units on top floors, dedicated underground parking and retail spaces on the ground floor. Approximately 17,500 square-feet of the plot is for a Shoppers Drug Mart.

General manager of the multi-family division for Morrison Homes Ken Scott said The Sydney’s layout is a very typical build form, with lower levels being made of non-combustable concrete and higher levels having a wooden frame.

Scott said the site has been underutilized since the early 2000s when 16th Ave. was widened and the old building on the property, Rosedale Dry Cleaners, shut down.

“Sixteenth, and Crescent Heights in general, are a very desirable area for a mixed, multi-family project. The location is very connected to the inner city communities, it’s close to downtown, and other established amenities,” said Scott.

The accessibility of what’s nearby the structure and the transportation provided in the area makes the plot of land a perfect place for an urban multi-family project.

“However, one of the biggest benefits we are providing to the community, this particular space, is the fact that we are remediating some old contaminants that were found in the soils from the old dry cleaners,” said Scott.

The Stage of Construction

As of May 2026, 30 per cent of the foundations for the parkade have been excavated, with it expected to be completed by the end of June, said Scott. 

The retail and housing units will be built shortly after, with The Sydney expected to be finished in 2028. 

“We are really excited to be part of this community. We are very much involved in the day to day construction,” said Scott.
