New Mixed-Used Building will Improve the Quality of Life in Crescent Heights Village
The Tye, a new mixed-use building just off the N.W. corner of 16th Ave. and Centre St. promises six storeys, 146 housing units, a gym and office space. Constructed by JEMM Properties, The Tye was originally planned as Transit-Oriented-Development (TOD) to accompany Green Line construction in 2019.

The Principal and CEO of JEMM Properties Edan Lindenbach said that due to the change, The Tye which originally planned to have 500 housing units was downsized to 146 housing units.
The structure was also downscaled to a wooden frame, which is more suitable for a six-story-development.
“We still love the area for its connectivity and amenities, including the Safeway across the street and we’ve got the BRT bus routes, so we are still well connected with transit,” said Lindenbach.
What makes JEMM buildings unique is they collaborate with local artists to make murals in and outside their buildings. As such, The Tye is expected to have murals inside the development.
“Just having artwork done throughout the building gives them a really cool vibe. . .Working with artists locally and just bringing a new element of life to the building,” said Lindenbach.
The Future
The Tye is about halfway done construction, with the crew starting to pour the main floor slab, after that they will start framing the main-floor up to level six. Construction is expected to be done in February 2027.
“There will be a pretty huge, significant improvement to that part of 16th Avenue. . . with the very narrow sidewalk next to a very busy road. The building will have a nice oversize sidewalk and a much nicer storefront than what was there before,” said Lindenbach
